The current world-wide banking and lending crisis
has left millions of would-be buyers without the
opportunity to purchase a home.
Many of these people have great stable employment,
and the ability to easily afford their own home.
Meanwhile,
there are millions of sellers who have homes that
they simply cannot sell in the current marketplace,
without taking big discounts.
These homes may have existing mortgage
payments, tax payments, insurance payments, and
maintenance costs that need to be paid… causing
Sellers who can’t sell to throw in the towel,
and ultimately lose the home altogether to foreclosure.
Doesn’t make sense, does it? There are large pools of needy, motivated buyers and there are large pools of sellers with good quality homes; shouldn’t there be a way to get these two groups together?
Thankfully, there is still a proven, yet highly under-used method that allows both parties to come together with a win-win solution!!
A Little History… How My “Advanced Rent-To-Own Quick Sale System” Came About.
I began in real estate back in 1989. On a warm summer morning, I was in my University @ Buffalo off campus apartment when my phone rang. On the other end it was my mom. She was calling to tell me she loved me and that she had just been diagnosed with a life threatening illness. After crying for awhile, I then began to seriously consider the harsh reality that my mother may soon no longer be with us. As the eldest of three children, who were then being raised by our mother in a one parent household, the only thing I could think of was how I was going to take care of my younger brother and sister. One of the first things that I thought about was to buy my own home. That made a lot of sense to me, at the time, but to everyone else it was a crazy idea. Crazy because I was still very young, a college student (and not a very good one at that) with no job, no credit, no money, no knowledge nor experience of how to buy or take care of a home… and that was just for starters. In addition, I was the first of all my friends to consider purchasing a home. Of all my Aunts, Uncles, cousins, mother only one person for two generations in my family owned a home. I only mention this because it was an uphill battle the whole way with the odds stacked against me and even more-so because I had no close friends or family to model after.
The one thing that I did have was the desire and passion to succeed… and that passion was magnified by my potentially new responsibility of becoming the full time caretaker of my younger brother and sister. I won’t bore you with the rest of the details… but the story does end on a happy note. Today my mother is alive and blessed. She and my sister are living in North Carolina and my brother lives in Buffalo with his beautiful wife and children. God Is Awesome!
However, by remaining persistent, making offers and reading many real estate books and courses during the 1st year of that ordeal, I did purchase my first home. Carlton Sheets’ “How To Buy A Home With No Money Down” was the first real estate information I ever read. If Mr. Sheets ever reads this, I want to thank him for being the first to tell me I was not crazy and that my dream of owning a home to help secure my family was possible.
After closing on my first home, I began to reflect on the accomplishment. I had many sellers, real estate agents, banks etc tell me No-No-No… during my quest… until a real estate investor and broker finally said yes. Mr. Inder Malik, was the one who gave me that first chance when he sold me one of his properties in the university district, using creative financing since I could not get a mortgage. I was blessed by him believing in me … and Mr. Malik did not regret it because I was able to finance that property through a bank within a year and pay him off. I was also fortunate enough to have some additional proceeds from the finance of that property which I was able use for a down payment on another home.
My Life Has Never Been The Same Since.
My dream of owning my own home to take care of my siblings soon turned to a dream of owning many properties to secure my future. So today after almost 20 years in real estate, I’ve bought and sold well over 500 properties for myself and I have used many of the lessons learned during my early days to accomplish that.
“Do Unto Others As You’d Have Them Do Unto You”… Worked For Me Before I Even Knew The Word Of God!
It’s hard to believe that out of rejection good things can come however, this Rent-To-Own program was born out of the rejection that I received from all the real estate people who told me No-No-No in the beginning. After I acquired a number of one and two family investment properties, I later developed a serious need to sell so I could gain a greater since of peace and control financially and professionally. Unfortunately I was once again faced with an uphill battle.
The Malik-Graham methods combined...Tweaked… and Reborn.
At that time I did not have the best properties in the district, nor were they the worst but with WNY in a huge buyers market and with many properties on the market for sale, I was left to consider taking big discounts and losses as the only strategy for selling my properties. Many motivated Western NY property owners did submit to that strategy but I could not bring myself to doing that… I knew there had to be a solution and I was determined to find it.
Then one day, from seemingly nowhere, I got an anonymous email that led me to realize what that solution could be. That email brought me back to considering giving others a chance as I had been given. I knew from being a landlord and working with tenants everyday that there were deserving people out there that would love to own their own home but were being told no-no-no without being given a chance, just like me when I first got started.
So, I began expanding my thought process. I took a few conventional methods of real estate sales that I knew, rethought the creative methods that Malik used with me and combined them in ways I had never seen done nor had I ever seriously considered before. I tested my expanded sales method using a couple of properties that I wanted to sell. And just as I thought and hoped… It Worked! I had multiple calls and within a couple of weeks, my properties were sold to owner occupant Tenant-Buyers who loved the homes and were as grateful as I was with Mr. Malik.
I GOT MY PRICE, A QUICK SALE AND THEY GOT THEIR HOME! This new strategy eventually developed into a system that paved the way for me to give a chance to many others, like Mr. Malik gave to me. I am happy to say that today there are many happy Owner Occupant Tenant-Buyers who were previously told No-No-No by other sellers and now have realized their dream of home ownership because of this system.

I Eliminated My Financial And Property Management Stress By Helping Tenant Buyers.
Using simple methods of letting this group of neglected buyers know that I had a home and was willing to help them realize their dream of home ownership, helped me sell 12 properties my first year of implementing my creative Rent- to-own and Owner-finance strategies. Like Mr. Malik, I was also able to accomplish 4 important things:
ü I sold the properties fast;
ü I got the price I needed to get;
ü I got paid off in a year or less; and
ü Like Mr. Malik, I was able to improve my peace of mind because this system requires the tenant-buyers to take full responsibility for maintenance while occupying their home prior to paying me off.
After realizing how much of a need there was for tenant-buyers who wanted a home, I later began working with realtors and other home owners who did not know that creative Rent-To-Own and Owner Finance was a viable option for them to sell without discount pricing. Rent-To-Own also became an option that when done properly was an asset to the community because it resulted in increased home values and decreased social problems through increased pride in ownership of tenant-buyers.
With over 100 successes that I racked up by selling my properties and helping other homeowners and realtors who came to know me by word of mouth, I decided to formalize this system and package my successful Quick Sale Rent-To-Own and Owner Finance strategies. By doing this it now allows me to help you and many others like Mr. Carlton Sheets did for me, when his words and methods gave me hope and another way of applying and thinking about real estate.
